Coomes designed civil infrastructure for the MAB Docklands site - NewQuay. Civil infrastructure design included Docklands Drive, the internal road system and reticulated services.

The delivery of these services was very complex particularly working in Coode Island silt which settles over time, creating potential problems at building/pavement/services interface due to differential settlement. The roads and footpaths have therefore been designed to hinge off the buildings in order to minimise long term maintenance costs and to allow resurfacing (when required) with minimal disruption.

Coomes assisted MAB Corporation from the commencement of Docklands including the bidding process for MAB to purchase the site.

Services included involvement in the united investigation into high speed data access in addition to negotiating with utility companies to provide a servicing package on a competitive basis.

Other technical challenges were the provision of services to the waterfront promenade, the incorporation of future tram services into the design of Docklands Drive and dealing with existing services, including 120 year old brick drains.
