Mitchell Park is located at the edge of Thurgoona, the fastest growing area in Albury. Thurgoona is a suburb which could eventually house 30,000 people.

Coomes was appointed to prepare an urban design framework to be incorporated into the City Of Albury Development Control Plan to guide the future development of this sensitive site. The framework promotes a mix of development forms and provides a design response that embraces water sensitive urban design and ecologically sensitive development principles.

A further challenge in this project was the need to ensure that the site exploits potential linkages with surrounding land uses, especially two new schools and adjacent Charles Sturt University.
